The government holds the authority to seize any plot of land or property lacking a Certificate of Occupancy at any given time, without compensating the owner.
The primary objective of securing a certificate of occupancy is to affirm that a house or building meets the habitability standards set by the law. This certificate is typically a prerequisite for daily occupancy, entering into a sales contract, and finalizing a mortgage transaction on the property. In essence, it ensures that the property is not only owned but also complies with the legal standards for residential use.
Building plan approval is a process where proposed construction plans are reviewed and approved by regulatory bodies to ensure compliance with building codes, zoning regulations, and safety standards. This process involves submitting detailed architectural and engineering plans, site analysis reports, and other necessary documents to the relevant authorities. The approval process may include site inspections, plan reviews, and fee assessments.
The process of allocating state land typically involves applying to the relevant government agency, providing necessary documentation, undergoing verification, and receiving an offer letter upon approval. Following this, payment of allocation fees is required before a Certificate of Occupancy (C of O) can be issued, granting legal rights to the land.
The applicant pays the allocated fees, which may include premium, ground rent, survey fees, development charges, and administrative fees. Once full payment is confirmed, the Certificate of Occupancy (C of O) is processed and issued, formally granting the applicant the right to use the land. The process aims to be transparent and accountable, ensuring that land allocation is done fairly and legally.
